Is Flood Insurance Really Necessary?

We found a news report online recently, where a family had fallen victim to flooding for the second time in 20 years, but had no Flood Insurance. Our heartfelt thoughts and prayers go out to all the victims of recent climatic “Epic” events. But, something should be made very clear so there’s no misunderstanding.  FLOODING ISN’T COVERED IN BASIC HOMEOWNER’S INSURANCE.

Point A:  Flooding is defined by the NFIP as “A general and temporary condition of partial or complete inundation of two or more acres of normally dry land area or of two or more properties from:

  • An overflow of inland or tidal waters
  • Unusual and rapid accumulation or runoff of surface waters from ANY sourceFLOOD-ROQUE-AGENCY-AUT0-HOME-LIFE-BUSINESS-INSURANCE-MURFREESBORO-TN-37129
  • Mudflow (or river of liquid and flowing mud) on the surfaces of normally dry land areas, as when earth is carried by a current of water
  • Or collapse or subsidence of land along the shore of a lake or similar body of water as a result of erosion or undermining caused by waves or currents of water exceeding anticipated cyclical levels that result in a flood as defined above

Again, Flood Is Not Covered Under Homeowners Insurance. If it were, along with earthquakes, sewer backups and sinkholes, everyone’s basic Homeowners insurance premiums would be a lot higher.  So, which do you think costs more; Flooding or Flood Insurance?

floodingPoint B:  Everyone Lives In A Flood Zone. You don’t have to live between two creeks, merely feet from your foundation, to be vulnerable to flooding. A flood doesn’t have to be the result of a 40 day Biblical event like Noah experienced. It can be the result of 40 minutes of torrential, down pouring rain (commonly referred to as a Flash Flood) recently witness in Colorado. Granted, the lower your home sets below the area’s BFE (Base Flood Elevation) and the closer you live to natural bodies of water, the more likely you are to fall victimBabbling Creek Gone Wild to a Flood event.  But, as we’ve recently witnessed, when the skies open up, anyone can be found in a flood zone.
